Real estate templates are easy to find. Ones that look designed are not.

Ruang is for boutique agencies, architectural brokers and small developers — people selling houses that deserve to be photographed properly. It presents homes the way a gallery presents work: full-bleed photography, an editorial serif, hairline rules, and a quiet monospace running the numbers.

Nine CMS collections cover properties, areas, agents, journal, FAQs and testimonials. Each property carries address, price, status, type, area, beds, baths, floor area, year, architect and coordinates, plus a full interior set for the photo tour. Sold and Under Offer listings stay visible — sold work is credibility here.

Listings filter by status, type, area and bedrooms, with the filter state carried in the URL so a filtered view can be sent to a client. Empty results get a written empty state.

The conversion is a viewing request, not a checkout. Four native forms handle viewings, enquiries, valuations and signups, and the viewing form carries the property name automatically so every enquiry arrives with its context.

The motion is deliberate and restrained: a branded preloader with an editable wordmark, a navigation that eases the page away rather than covering it, a property index where the photograph follows your cursor and swaps per row, a blueprint scan that sweeps a line drawing across a facade photograph, a sticky room-by-room interior tour, and removable smooth scroll. The set pieces live on the home and property pages; everything else stays quiet.

Sixteen pages, each with three designed breakpoints. Reduced-motion is respected, and every cursor effect has a touch fallback.

Before publishing: connect each form to your recipient, and set both the Status option and Status Ref fields on each property — one drives the chip, the other the filter. Same for Type and Beds. A paid Framer plan is required for CMS and a custom domain.
